August/October Report
Fountains
I’m happy to report the fountains are installed and the lights are functioning. We still have some adjustments to be made as far as the timers and the fountain locations. The ponds have been treated with chemicals and the next step is to attach the net barriers on the overflows and add the carp. We currently have the fountains coming on at 11AM and shutting down around 10:30 PM. The lights are set to come on at 7PM and will shut down with the fountains. I hope everyone enjoys the fountains.
Roofs
We had 13 roof leaks in the last two weeks. They are all repaired.
General Maintenance
Robert is in the process of pressure cleaning all sidewalks and walkways in the community. He is pre-soaking the sidewalks with bleach and water to help keep them clean. He is also pressure cleaning and painting all the curb stops. We are using a traffic paint which should require very little maintenance. We will also have a gallon or two extra in the pool shed for anyone who would like to do some touch-up. We ordered 5 yards of limestone 57 rock and Robert cleaned the pool pump area and added the rock. He also pressure cleaned all 4 dumpster enclosures including dumpsters and added the stone inside the enclosures. We also re-enforced the top lids of the dumpsters with 1x4 pressure treated wood which prevents the Raccoons from lifting the lids and entering the dumpsters. We again ask everyone to please place your trash in the dumpsters and close the doors. Remember, all trash must go in the dumpsters; the waste disposal company will not pick up anything that’s left on the ground.
Sod
We have a number of areas in need of sod. We’ve had so much rain in the last month, the sod is poor quality. We will be getting the sod as soon as everything dries out.
Pool
The board has asked me to gather proposals on resurfacing the swimming pool. There are nine companies in Pinellas County that are both licensed by the County and certified by the State Health Department to resurface. I’ve contacted all nine companies and as of Monday, 10/13, I received two call backs. I prefer to use Pinellas County companies so I will continue calling the ones who haven’t responded yet. The process of resurfacing will take roughly two weeks. The board also wants bids on heating the pool. We were concentrating on solar since the only cost would be installation. Once the panels are in place, the heating process would be free. Unfortunately, solar doesn’t work as well as we would like. I found from a number of very reliable sources that the panels would not generate enough heated water to make a difference. I’ve been informed that the best way to heat the pool both practically and financially would be a heat pump. As soon as I get the proposals I will begin to background check the companies we are interested in.
The proposals will be separated into the resurfacing project and the heating project. We suspect the pool was resurfaced about 10 to 12 years ago. (That’s only a guess). There have been a few changes to the regulations since then. For an example; the tiles on the step has to be a non-slip tile and ours is not. What this means is in order to resurface the pool, the tiles need to be updated. If this project is approved by the board, we expect the work to begin no earlier than November 10th up to December 8th and whenever it does begin, it will take two weeks.
